Clarendon Hills — Ch. 27 Fair Housing § 27.2
The term "real estate" as used in this Chapter means any real property, improved or unimproved, within the Village, other than rooms rented by one or two (2) persons in a single-family dwelling that is the residence of the owner or members of the owner's immediate family, or of a lessee of the entire dwelling or members of the lessee's immediate family.

Plain English

Section 27.2 of Clarendon Hills Chapter 27 establishes what counts as 'real estate' for the purposes of the village's fair housing rules. It covers all real property—developed or undeveloped—within the Village, but carves out a narrow exception: rooms rented within a single-family home where the owner, a lessee of the whole dwelling, or their immediate family members actually live there. That owner-occupied or lessee-occupied home-sharing arrangement falls outside the chapter's definition and is therefore not subject to its requirements.

For Property Managers

Under § 27.2, property owners and managers operating rental properties in Clarendon Hills should understand that virtually all real property in the Village falls within the chapter's fair housing framework. The limited exception applies only when an owner or a whole-dwelling lessee personally resides in a single-family home and rents out individual rooms—a narrow circumstance. Operators who do not meet that specific live-in condition generally conduct their rental activities under the full scope of Chapter 27's fair housing obligations.

For Tenants

Section 27.2 defines the scope of Clarendon Hills' fair housing protections, which apply broadly to real property throughout the Village. Tenants renting standalone units, apartments, or entire dwellings are generally covered by Chapter 27, while those renting a room in a home where the owner or a whole-unit lessee personally resides may fall outside the chapter's reach. Tenants who believe they are covered and have experienced a fair housing concern may wish to consult a tenant-rights organization or the Village to understand which protections apply to their situation.
