Chicago Ridge — Ch. 14 Art. III Rental Units and Dwellings § 14-72
Application
Operative Text
(a) No license shall be issued or renewed unless the owner or operator has first made application for a rental license on a form provided by the residential licensing officer. The residential licensing officer shall develop such forms and make them available to the public. (b) In addition to the requirement of compliance with all applicable building and zoning regulations, a condition of the issuance of a license shall be that the licensee shall be prohibited from entering into a contract with a towing company for the towing of unauthorized vehicles from its parking lot or lots on a "patrol basis." It shall be permitted for a licensee or authorized property manager however to enter into such a contract for the towing of unauthorized vehicles on an individual "call-out basis" when the call is made by a licensee or authorized property manager. (c) No license shall be issued or renewed unless the owner or operator provides a signed tenant acknowledgement form regarding renter's insurance as required by the Village Tenant Awareness of Renter's Insurance Policy. (d) Property owners and managers must provide all new and existing tenants with written information regarding renter's insurance, including its availability and benefits. Information must include coverage details such as personal property protection, liability coverage, and additional living expenses in case of a covered loss. Tenants must receive this information at lease signing and renewal. Owners and managers must keep a signed acknowledgment form from tenants confirming receipt of renter's insurance information. Failure to comply may result in fines of $75.00 per incident.
Chicago Ridge § 14-72 establishes the application requirements that must be satisfied before a rental license is issued or renewed. Owners and operators must submit a completed application on an official form, comply with building and zoning regulations, and provide tenants with written information about renter's insurance — including coverage details — along with a signed acknowledgment form. The provision also restricts how towing contracts may be structured, prohibiting patrol-basis towing arrangements while permitting individual call-out towing initiated by the licensee or an authorized property manager.
Plain English — not legal advice.
Under § 14-72, compliant rental property operators in Chicago Ridge obtain and submit the official application form from the residential licensing officer before each license issuance or renewal. They also ensure that every new and existing tenant receives written renter's insurance information — covering personal property protection, liability, and additional living expenses — at lease signing and renewal, and they retain signed acknowledgment forms from each tenant. Operators review their towing contracts to confirm they are structured on a call-out basis rather than a patrol basis, as patrol-basis towing contracts are a disqualifying condition under this section. Failure to meet the renter's insurance disclosure requirements may result in fines of $75.00 per incident.

Section § 14-72 of Chicago Ridge's municipal code gives tenants the right to receive written information about renter's insurance — including what it covers — at the time of lease signing and at each renewal. If a landlord fails to provide this disclosure or obtain a signed acknowledgment, that landlord may be subject to fines of $75.00 per incident under this provision. Tenants who believe this requirement has not been met may consider contacting the Chicago Ridge residential licensing officer, reaching out to a local tenant-rights organization, or reviewing whether the landlord's license status is affected by noncompliance.
